@Andrew Caton1) broker emailing you entails emailing many others on the same DL2) if you want to be taken seriously, before bringing a deal to an experienced syndicator, make sure you underwrite it and do your own initial evaluation to proof it pans outMy best!

I charge for them, because so many of the deals don't pan out.I charge my time plus scope of work, usually works out to be about $275-$500 depending on size of property and how large it is.

As far as the profit, well that didn't pan out to my calculation since there is always hidden costs and the contractor came out to high at the end.

I'm going to be dropping the hammer on some guests who stayed over Christmas, were SUPER PICKY about everything and had me scrambling on Christmas Day to find pots and pans that didn't have superficial scratches on them... and then left the place a total mess, didn't follow any of my check-out instructions, my housekeepers picked up an entire garbage bag worth of trash - and it was just two people!
