It's unfortunate but that is part of the territory with every business market.

If tenant Vacated you can NOT evict them unless they left "substantial presence" behind such as personal items, clothes etc.

It's a fringe territory, but I actively look at Gardner, MA properties and currently have a duplex under rehab out there.

Otherwise, I have looked into New Haven given the presence of universities and hospitals, MetroNorth access to NYC, as well as some other factors. 

For example, if my duplex appraised for $250,000 and it put me in negative cash flow territory I'm doing that deal all day.A lot of folks miss that last part.
