My AC has gone on and off for the past week.We are checking on it daily and additional fixes are required.It will probably take additional couple of days to fix it as it has been trial and error.We are keeping the tenant in a loop but she has gone crazy.She has actually been a huge complainer and her demands id that everything is fixed right away.She has mistaken us for hotel service staff because she thinks she is at Ritz Carlton and we are her bus boys.

You are NOT going to change their behavior.Charge the late fees, see if you can also charge a Daily Late Fee to discourage them waiting too long to pay.When is the lease up?

As for the late fee you have a cap so just make the late fee a set and not a daily amount in your next lease. 

Hi All ~ In a recent episode of Real Estate Rookie, Tony + Ashley referenced a platform that you can link to your hosting platform that will allow guests to book add-ons directly; they were advising someone who wanted to offer the option of daily passes to a local gym.I'm actually needing/would love to have something like this, + didn't know that such platforms existed.

There maybe some misunderstanding, being a short term rental property owner that will be self managing the daily operations, I’ve learned that in this scenario I would need to count at least some of the time spent setting up the property to pass one of the material participation tests.
