If it is above the 1% threshold, then I'll drill more down into the details to see what the % cash on cash return is to see if after I've adjusted the oft-fanciful numbers in the many proformas and OM's put out there by brokers.  

I recently saw a building locally here in Cicero, IL where the OM had the taxes remaining stable post sale.

He also told me in multiple conversations that the OM was working on filling the vacant units but they aren't filled yet because he did not want to put just anyone in there; he wanted to make sure everyone was still screened correctly.The PM is also working on implementing a system where the rent is deducted automatically from the debit card of any tenants that get government assistance (the money from the program is normally deposit on the debit card the same day of every month).

@Justin Young if you want to get the financials to practice underwriting, do as @Gino Barbaro suggests and ask for the broker for the  OM. 

It would give you the hands om experience of having talked to distressed home owners.

I just got sent an OM from a top top broker in NYC, building has 15 units and it's for sale at a 2 cap and 27x the rent roll.

It is very important to not be fooled by OM's put together by listing agents that can be misleading.
