During the peak season you have to make your money when the slow season is so much less.I do have events where the prices are expected to be high due to supply and demand.I do see some of the dynamic pricing days as being rediculous and your going to miss out on the early bookers looking for a fair price.

This year, 96% of my transactions are already tagged for 2024, so I expect to do about 1 hour of cleanup before I send to my CPA.Don’t get me wrong—I’m still learning new ways to simplify tax prep every year.

Here are key adjustments:Kitchen ($50k): Likely $60k-$70k for custom cabinetry, quartz, and premium appliances.Bathrooms ($40k): Expect closer to $50k-$60k for four bathrooms with high-end finishes.Flooring ($20k): Likely $25k-$30k for engineered hardwood, refinishing, and tile.Exterior ($12k): More realistically $15k-$18k with landscaping and a quality front door.Misc.

And how can we align our approach to meet those expectations and improve our chances of securing financing?  

It looks like a great idea on the surface but the numbers don't stack up from a risk/return point of view as far as I'm concerned (it could be different for you depending on your return expectations).

I think investors need to have the correct expectation going in or they will be disappointed regardless of who is involved.
