I personally didn't think it was in bad shape, but I refinished it and left her a nice note with a bottle of wine and some bath soaps.

These numbers put a little damper on a super-sexy 50% ROI, but they'll let you know whether the property is really going to make you money.Last point and I'll get off my soap box.

Expenses unique to short term rental:- Utilities (trash, water, sewer, gas, internet, tv)- Cleaning and prep- Consummables (soaps, towels, linens)- Hotel taxes (this depends on your locality)Also, to Rob's point, it is more management intensive than long term rental. 

Almost on the anniversary of my LLC's existence, the bank called me to ask if I would consider refinancing everything with them.  

The poor fellow can't have his bar of soap until he pays $1.60!...

By the time my anniversary comes around I will have spent about $2100 in fees, licenses, prepwork, and tools but made back about $13000 for three deals that my friends were going to be doing anyway.

I will put up a shower curtain and rod, bath towels, soaps, and make sure there are either blinds or curtains on the windows. 

Today is the one-week anniversary of the purchase of this house!

I also start them out with the basics in the house such as a roll of toilet paper, paper towel, shampoo, conditioner, and soap.  

The big issue I found when researching it is that you need to buy soaps and plant plants that are compatible with one another - this would be very difficult to enforce with tenants.
