I have been listening to the podcast for a few months now and watching the "Real Estate for Rookies" YouTube show and I've been learning and also reading different books on real-estate investing.

Since you are a beginner, you should expect to see lower leverage - think 70% vs. 85-90% but that quickly changes as you get experience.Specifically, get your financial files together, work with a real estate agent to find your property and connect with contractors to put together a budget and a scope of work.

When it comes to getting loans, which is pretty important for real estate investors, simple "mistakes" can make it so that you either don't qualify or you may qualify but with a higher interest rate or higher loan fees. 

I'd love to hear if anyone has become a licensed/certified home inspector to support their journey as a real estate investor.

I want to start investing in real estate in America in the near future, since I am not in America, I live in Europe, more precisely in Serbia, any advice and contact will mean a lot to me.

Here’s my honest advise; consider studying for and obtaining your real estate sales license, and obtain a part time position with a real estate agency that will provide training, guidance, and oversight.
