I have a rental and am working with a Prop management company who claim they can't refuse smokers, but can tell them not to smoke on the property.

It goes on to say "Radon is the number one cause of lung cancer among non-smokers, according to EPA estimates.

Firmly state if you want no pets ,  up to two ,  smokers or not.

I typically pass on smokers but has anybody had luck with smokers only smoking outside?   

House needs work-kitchen/bath updates, paint in and out, flooring, possible new a/c compressor, possible new duct work, pool & screen redo, new garage door, duct worker (1974-smoker) plus misc rehab (lights switches, etc) .

Smokers and loud people are not a protected class.  

also the amortization at 30 years will increase your cash flow but seller may want shorter amortization to have you put a little something  extra in monthly  HOARDER:  5k may not cover it  Clean out , dumpster , stripping flooring , demo If he's a smoker , heavy priming and paint   Drywall repairupdating electric , plumbing and new flooring , kitchen cabinets   I would allocate extra depending on square footage of apartment   You need to get in there and do a through assessment and talk to occupants to get some information    Find out if hoarder smokes and take a pack of cigarettes to get building info out of him, maybe a case of beer or even 40 dollars in cash  

I know this tenant is a smoker and possibly doing some illegal drugs thing.

It is rarely a problem because smokers these days are accustomed to not smoking inside.

The last house we just closed on (Friday) was in response to posting an add on Kijiji (Canadian version of Craigslist) saying I was "looking for our next great tenants that will treat the house like their home, must be non smokers, good references, a rental budget of at least $X etc..)".
