I plan on living in one side and renting the other side out. 

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

@Donald Hatter We send the information to a collection agency who attempts to recover the money; after they make several attempts they place it on their credit report. 

I only have enough funds for a 20-25% downpayment and was looking to do a DSCR loan to cover the rest.

I also can see on apps early on if have a dangerous breed and can put those apps in back of the pile rather then it being a surprise later on. 

It kind of depends on the type of properties you're looking for funding on.

Hi BP community - I'm an investor with 3 SFHs in the Nashville area looking to acquire my first small multifamily property (2-4 units).I'm trying to determine the best approach for the 25% downpayment, comparing using cash that is currently sitting in a high yield savings account to funds from a HELOC on one of my properties.
