Many who do this have a revocable trust of ones family to avoid probate then own the interest in the LLC thats investing in syndications.

Utilizing LLCs with Revocable Trusts can be a good starting point.

In the case law, this means that the agent is not allowed to tell the buyer that the seller is willing to sell at a lower price without the seller's knowledge and consent, and vice-verse the agent cannot tell the seller that the buyer is willing to go higher.

Anything above that requires the consent of the landlord - so that gives you and them an out for a longer period, as someone above mentioned the visits from overseas and the like.
