As soon as her lease is coming up for renewal, get her out. 

If the property is located in an official urban redevelopment or urban renewal district, you can recover the value of ALL improvements, not just repairs.  

My Banker has advised me that older accounts/loans will be canceled at time of renewal.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

They would not renew unless the roof is replaced, and liability limits were cut in half.

You also get alerted if they cancel or are suspended for nonpayment, so you can make a business decision to terminate if they don't repalce/renew.

They rate good as long as you pay and renew every year for $600 that's bribery to  me, ratings don't mean anything it's not based on real data only membership payments. 

So, if they have a lease with 8months remaining, and you buy on an owner-occupant mortgage requiring residency within 3 months (typically) you would have to take the vacant unit and honor the remaining term of the existing lease.When that lease expires, I am guessing, you have every right to not renew their lease.
