I already am a member of our local RE group but maybe looking for more.  

I also know a guy in my local RE group that is looking for a piece of land.

I couldn't quite find an investment worthwhile and rents were/are abhorrent so I figured I'd rent a space near the beach, surf, regroup and recalibrate. 

Example, go to the facebook RE groups and post something like  “I have a few deals in the pipeline, who is a cash buyer?

Take your time to regroup but Just don't let this stop you.

So I exited that deal and regrouped and now we are executing a less interesting strategy Wich is to buy a slew of homes in Baltimore that I can rent out section 8.

Meet ups from larger RE groups San Diego creative investors association (SDCIA), San Diego STR Asoociation (SDSTRA), (north) San Diego RE investors (NSDREI/SDREI), etc have a higher percentage of experienced investors.  

It is the RE group in Vancouver that meets biweekly and they have wonderful contacts there.

My 2 pennies:(1) I would suggest joining brew city group on facebook along with some other RE groups targeting mke area. (2) connect with other out of state investors in mke area and see what their challenges have been. (3) Linking with the right Realtor &/OR Management company is the key & they can pinpoint "lucrative" area based on your investment expectations & tolerance for risk. (4) Visit Milwaukee & Drive the neighborhoods you are considering so you can be more devoted to your investment (stay away from tough areas unless you are a seasoned investor).
