Finder's Fee Question

Hey Everyone!

Hope this isn't a repost! I did browse the forums for a bit to see if this had already been asked but I didn't find anything. My apologies if I missed it! 

Well, I know a guy in my area (Northern CA) that owns some land that he wants to sell. I also know a guy in my local RE group that is looking for a piece of land. What would the process be to collect a finder's fee on this deal? Do I just need to have the seller sign a finder's fee agreement and take it to the title company they plan on using?

PS: I've seen a lot of controversy surrounding finder's fees and I want everyone to know that-in fact-finder's fees are legal in CA with or without a license. But, you must only introduce the buyer and seller. You cannot show the property or take any part in the negotiating. (Source: California Real Estate Practice, Sixth Edition, Pages 33-34)
