That said, I prefer to use a HELOC for short term investments like fix & flips because I only pay for what I use and I can continually keep recycling the money.

If anyone has any advice or tips that would be great, I'm new to real estate investing and live in an expensive area, and wanted to invest out of state.

If you have any tips for me as well that would be much appreciated (just bought my first STR this fall and the quad in the spring will be my first LTR).
