Once you make some money - you will prove the concept and once you prove it, you will have a skill that you can charge a lot from and then use it to make more income and then invest in RE ;) 

This is where you generate cash and you can then invest it in RE - or something else.Most of the guru content was written a decade ago and it just does not apply the same way it did back then.

Once you have done it in your own backyard and know the demand of owning RE, you will be much more ready to buy out of state.

It's a small rural area about 3 hours S of Anchorage- not exactly a hot RE market, but we love living here and my husband has a fabulous job with about 12-15 years left in his career. 

Last year I re-read Rich Dad Poor Dad, and I've immersed myself in learning more about real estate investing ever since.
