Is the extension of a contract with HUD fairly certain or is this a pretty risky proposition?  

It basically stands for the proposition that if you --- as an LLC member --- personally do something wrong, you can be personally held liable even if you do it on behalf of the LLC. 

It depends on you and the value of the proposition.

As for people call to complain, there are several things to consider.1) Your letter offers no apparent value either in its content, information or the proposition, or2) The caller's emotional state is off and you are the target of the day.Of course, there can be a myriad of other factors however you need to decide if they should, in fact, be eliminated from your marketing or if it might be a temporary situation and you are convinced that what you have to offer us something that they really need and are willing to risk further (and possibly escalated) anger. 

My other thought pertaining to your question, if you're questioning the value proposition in asking for more the seller will too.

Bruckman,I'd recommend the following:Be very clear about your goals and unique value proposition.

Even though banks only had a fractional reserve requirement of 10-15% before, lending without requiring any reserve whatsoever is a very scary proposition. 

Here is the proposition I would make.If you find someone who can help you find, renovate and manage a property, you have an end buyer already in place.  

In the future, when solar panels are used to charge on-site batteries and vehicles, I think you'll see the value proposition shift.

This will give you a lower interest rate now on the refi (compared to a fixed 30 year loan) … but overall a pretty expensive proposition at the moment all the way around.
