The longer you take the longer it will take.I'd rather a $1000 loss than to prolong the situation and lose the grand along with several more months of possible rent and aquiring more and more structure damage to the property.

Any suggestions - especially in regards to high value bills such as electricity during summer when air conditioning is on-  are highly appreciated. 

From air rights to zoning laws, it can get complicated but I believe with the right team of people, it’s possible to create opportunities where others didn’t see or gave up soon.  

The best advice he gave me was ,  If you can throw 10 grand in the air and let it blow away and it wont affect your life , thats money you invest . if you cant afford to lose it , dont invest it .

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Change the air filters, make sure sprinklers are set and watering, landscaping done, check on cracks and leaks, visually inspect roof, also checking for pets, and how many people living there.
