As far as section 8 I'm a fan of the program as long as the property is in good enough shape to pass inspection.

Osamede - I am not a lender, but from my understanding you should be able to qualify for a physician mortgage program as long as that is to be considered your primary residence.

FHA is not a 1st time homebuyer program, as such if you bought an investment property you'd still be eligible for an FHA loan.

I'm also aware that in inventory is low for multi families on the market in my area.I will look into the md mortgage program as that is the only thing of value that you mentioned in your response ( so thanks for that I guess).

Like, if I could program a lock to be disabled from 9pm-7am every day, then I could ensure that no one is opening the door during the coldest times.  

When I was going through my MSRE program a couple years back, I feel the program could have used his Apartment Syndication book as part of the curriculum.
