While prices have risen, there are still opportunities with the right approach.

You’ll either need to focus on high-cash-flow opportunities or equity-building plays (forced appreciation in value-add properties.

Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and it's super landlord friendly (so you will never have to go through a 12 month eviction or anything close to that!).

An opportunity came my way, I asked a lot of questions to evaluate my risk/reward and decided it made sense to me.

If not, price might be the first problem. 

This of course pushes "comps" lower and affects the selling price lower of anybody trying to sell.
