I get contacted several times each day, but all the callers are either section 8, don't even meet 2.5x income, had evictions in the past, or filed bankruptcy (some as soon as last week), and none are really qualified.

Agent calls back next day, leaves a voice mail on the inquiring callers voice mail “hello (name of original inquired caller about rental home) this is “Shelly” from (real estate co.) im returning your call about the home you we asking about on(gives address) ” well you see I called and spoke with the owner and she said she really wanted Couple only or a single person , besides the 2nd bd room would be much too small for your 14 year old daughter” remember it was listed many times over and over as a 2bd room home for rent ” sorry but if I can maybe show you something else call me” hangs up…whats the next step after the complaint has been filed , whos liable , both owner and agent?

@Jeremiah Grant - my first question when speaking to a caller, is always met with a certain degree of surprise, but I can assure you it sorts the motivated from the unmotivated sellers:-"Do you have a property to sell?"
