I am now aiming towards medium term rentals vs STR on one of my rentals for this reason.

(My wife has an STR on Canyon Lake as well that does really well too).

@Christina Webber et al, file this under TL,DR (too long, didn't read), but here is the regulation story (basically regulate all STRs) that the New Hampshire Municipal Association is advocating for towns across that state: NHMA: Regulating Short-term Rentals in New HampshireSpecifically, it references a case as precedent in Portsmouth which ruled against a couple from using the house next to them as a STR on the basis of it being "transient housing," which is precluded by the town.

Jim,If you have a stron portfolio and good track record there are many private money investors to help.  

I rent a 2 BR STR on the beach to travelling nurses in the off-season. 

Is anyone doing STR on boats at all? 

One thing to question is have you considered doing an STR on that?  

Recent rumors of limiting STR on the island have a few people very worked up, but we will see if they actually play out.

We found a great off market deal on a local duplex that will cash flow, appreciate and could potentially be a STR on one side.
