I will need private funds due to the fact that I rehabbed two properties that both have fell out of contract and I am in an pinch short term due to needing to use credit card debt to finish second rehab and lowering my scores too low to qualify. 

Seems like a box of chocolates though, in my area and 3bd/2ba demographic.

I like staging my rental properties and holding open houses with fresh-baked chocolate chip cookies and soft music playing.  

I was in a pinch recently on a refi and had to go with a broker but I paid for it. 

Each seller is in a different situation, and there are always sellers who are in a pinch one way or another and need to sell fast.

A garbage disposal is pretty simple to install so I would probably be comfortable using them in a pinch if I wasn't there.

The biggest negative on this kind of thing is getting the oil burner going in a pinch.

I'm thinking 2 grad students or a couple of non-tenured profs working on their Doctoral thesis who are pinching pennies might give me enough to make it all cash flow nicely.But more than anything, this project was a major distraction. 

We have a Keurig and stock it with different kinds of coffee, tea, and hot chocolate.
