That is how I've operated for years, well before the NAR fiasco and as agents, we have always been advised from referring to status quo, standard, typical, etc when it relates to commissions.It continues to amaze me how many buyers/investors believe the agent value is finding them "deals."

Do what you say you're going to do, on the seller side and your buyer side.I've done acquisitions for a few years now and I understand how to analyze and close deals pretty good along with having a fully operational running business (from TC, dispositions, etc.) to handle new contracts and get these contracts to the closing table.

Also, in general, I wouldn't solely rely on a single source, rather: 1) collect feedback from various sources, 2) decide which components are the most critical for you personally, 3) weigh in on the pros and cons, 4) speak with all of the operators to add to the list of pros and cons, 5) and only then make an informed decision.
