Hi everyone, I filled my taxes jointly for the first time.
Tax guy said I can't write off any repairs/upgrades because my wife and I W2 income is over $150,000.
Is this correct?!

As someone looking into real estate investing (currently trying to find an affordable multifamily to house hack), it seems like its going to be difficult finding funding as most properties that aren't in complete disrepair are close to 200k, and dealing with the properties that do even fall below 110k seem like giant investments in terms of how much work, structural and big ticket fixes, where losing money on a deal seems much more possible than making money.

I've had such bad experiences in the past with dogs in a different fully furnished short term rental where we originally allowed dogs-- swimming in a decorative pond and disconnecting the filter, killing the koi, chewing up a couch and other soft furnishings, scratching a newly installed hardwood door and ruining the finish, digging giant holes in the yard and landscaping.... thousands of dollars of damage, really, in a very short time, which is why I have a strict no pets policy, and am particularly nervous about dogs on the property.
