I think these bigger cabins are getting sucked up by the normal demand and with the lack of new builds coming online. 

It’s like saying all used car salesmen are bad or dishonest.

There are also still a lot of projects in the talks stage, for example some people whispering that DFW will become the electric car capital of the world. 

Yes, it's normal for lenders to ask you to unfreeze your credit until closing.

Most of the loans I do are on 25 to 30 year amortization, and included in that is people calling me b/c their current bank would only do 15 or 20 in cases where they've had the property for 15 or 10 years already.Every time your car insurance is up for renewal, that's an opportunity to make the carrier earn, or re-earn, your business.

What that means is that even if you "overpay" for a property today, there's a pretty good chance that the normal rate of inflation and general appreciation is going to make you look like a genius 30 years from now. 

In that case, I would have normal pest control for the property which would include spraying for fleas & ticks. 

If a market is abnormally profitable, it's going to attract more entrants, which will push profitability back to normal levels.

Somebody I know bought a car wash syndicate and lost money.  

Normally when people ask about something like this, they are looking for a quick way to survey markets, but that's not a great idea if you guys are brand new.
