Its always nice to hear positive things about local people. 

Things are going well so far - I am using Grant Shipman's model (LivingSmith) instead of padsplit, which works great for me.How nice are the neighborhoods you invest in? 

Anything that nice, I'd rather just manage it myself and make way more than their master lease.

For $1,500 renters in Cincy would expend very nice place on a quiet street and desirable area.  

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

We still find buyers (and renters) that like open to a degree but want / need the office space for remote or hybrid work arrangements.When dealing with a market that does not have huge spreads on properties, one needs to define what is really important versus what is nice to have and see if the math works. 

I personally invest in the North Dallas area (Prosper/Celina) where there is lots of growth in homes with nice lots.

James and his people who manage the program are nice and give basic sales and negotiation advice but not much that moves the needle in any situation.
