Which neighborhoods should I not touch and which ones are ripe for the picking?

Hi Michael, I'm not sure about IN, but where I invest in OH, it varies by neighborhood.

It tends to hide marks better.Walls: Neutral tones like SW Repose Gray, Behr Swiss Coffee, or Moore Classic Gray are renter-friendly and modern.Trim and Doors: Use a crisp white like SW Extra White or Moore Chantilly Lace.Accent Walls: For a touch of style, consider an accent wall in soft blue-gray. 

Purchase price: $7,800,000 124 unit Garden Style apartment community located near Oklahoma State University in Stillwater, OK.

Durham tends to offer slightly better cash flow opportunities compared to Raleigh, especially if you’re targeting neighborhoods that are up-and-coming but still affordable.

The home is in a B class neighborhood, in a good school district, and walking distance to parks.

With  one property, a hotel that doubled as a homeless shelter one neighborhood over shut down and has caused problems for the surrounding areas.

The home is a 3/2 in a great neighborhood next to the community pool, park, and playground and located just south of beltway and and I45.We are new to the midterm strategy and trying to figure out what the demand is and the pricing. 

But I would think they all can easily run the comps so you know the numbers you are aiming for in any given neighborhood/block/property.
