Unless you can handle all aspects of the project yourself - I would hire a general contractor (GC) for the rehab project.

I would not go into an investment knowing it would have negative cashflow. 

The design aspect is fun too—you can get really creative with how you furnish spaces depending on your tenants' preferences.That said, it’s definitely more on the lighthearted and quirky side, so don’t expect hardcore realism.

I don't know but I do not think you would be able to tell if he was good or not since you are so wildly confused by every other aspect of this business.

Stick to these tools, and you should be significantly happier with your next renters  Thank you, I did screen all aspects and everything looked good in the beginning but the biggest problems seems to be the renter big off more than they can chew.
