I think you will increase your pool of potential renters with an upstairs bath, no one wants to go up and down stairs to shower and if the market supports it, personally I'd keep a half bath downstairs and up the rent a bit. 1.5 baths is an amenity in my opinion where as 1 bath is a necessity.

This is an entry level home and most in the area have only the basic necessities so with good as new appliances we should be fine.

Well it has been 10 years since then, and my sibling has giving it the bare necessities but has not been able to use the profit from this property to make it grow or be worth more.  

The Nampa area has grown to the point where there is little need to travel to Boise for necessities as well.

First out of necessity and now out of preference.
