Some repairs included, walls to be repainted (I caulked the holes from mounting tvs), garbage was on the ground in the in the alley, furniture was on the ground in the alley.  

This, "starts the clock" and pressures them with a deadline.Of course, we work with them and try to be reasonable, but the clock is always ticking on their excuses...

I suspect that there is a lot of pressure coming from folks who would normally be first time buyers.

I want to do things the right way, but feel the pressure of a tight budget that will get drained considerably by the permit fee and multiple inspection fees. 

We still work (jobs that we enjoy), but as our expenses grow with our family, the financial pressure hasn't.

After being told there would be no pressure, on the second Zoom call she told us we had to sign up then by paying the $8K fee or risk losing a "$2K discount" and paying $10K later.
