If you go into it with the mentality of hoping for the best, but prapraring for the worst, you will do ok.

I think for CA investors that state is one to be cautious of you need appreciation in that state to make it worth investing there.. but I do realize the herd mentality and the states fiscal policies are very strong.. so if I lived in Texas I would certainly not go looking for properties in other states.
