The good news is that if you have a tenant in your property they are likely to stay put until the budgets loosen up again, because most of the HAs will increase density by reducing the bedroom size of the vouchers issued when a recipient holder gives notice to move.

Almost nothing is impossible but I'd say you might consider loosening up your parameters or changing your business model up some if you want to come in and buy rental property in an uber-sellers market in a really hot area with lots of growth (aka - you're potentially talking about buying at the top of the market .. or at least towards the top of this current 18 year cycle .. if you subscribe to that sort of theory anyways).

Consequently the new measures are not applicable.The irony of the situation is the work force in many sectors - do in part to loosening of regulations and declining role of unions - has transitioned from one of "employees" to one of self-employed contractors.

We aren't anywhere near those lending practices but I will say that somethings I'm keeping my eye on are household debt numbers ( nearing the same levels as 08), 50% of students not paying back student loans and FICO loosening the way they calculate credit scores...all of these are a bit worrisome to me.

We had a friend in the same situation and encouraged him to loosen his must have list, find a good deal in one of those areas and use the money from that rental to pay for his own place somewhere that he would want to live.
