Berkshire Guard was the most competitive for 5+ unit properties in my state (Ohio) until they weren't and now just sent out letters to all their clients saying they are no longer offering coverage here at all - 100% non-renewal of the book of business. 

I am sending 300 letters every 4-6 weeks.

Anyway, after appraisal we were able to insured the property with Universal company, I recently got a letter that my policy was going to be cancelled due to the condition of the roof.

Don’t want all of my insurance policies to go up or deal with the hassle due to this neighbors negligence.Worth hiring a lawyer to send a demand letter?

Does the Owner verify information on estoppel certificate or does your property manager or Realtor? Sorry if this comes off as a dumb question.
