I saw no language regarding rolling the lease over after 10yrs. but the agent told me it doesn't expire until Feb. 2034 there was no additional lease signed and they are still paying my aunt the abysmal rate of $600/yr.

From there its really dependent on the language in the sales agreement.....Does the sales agreement contain a liquidated damages clause?

"Fixer-uppers" have a bit of a smaller pool of buyers but if they are priced right and marketed well they will still sell (usually they have "as-is" language in the listing, like "price based on condition").
