Interstate highway expansion has allowed for many large businesses to begin looking in the area and begin growing. 2,3,4 Dollar General Distribution Facility in Janesville, Amazon moving into Beloit and ABC Supply Co renovating entire blocks of Beloit.

Think of them like hotels, easy to access from interstate/thoroughfares, near local amenities, etc.As for management, there are some very good STR managers out there.  

The new interstate and federal roads to increase trucking are well underway.

I'm not intersted in buying cash flow while taking on the risks of real estate without the upside. 5 is the big one for me.

Do a cash out refi on my current home, which should result in a lower interst rate as well as free up the down payment investment money from the equity.

In the spirit of friendly helpfulness of our community, I'll share some general tips that may help:1) Look for a city with a variety of economic pluses including: a diverse employer based (i.e. no one or two major industries dominate the market), a desirable climate, easy access to nationwide transportation (airports, interstate highways), low overall crime rate, growing demographic of younger families and singles.2) Find off market deals.
