You should not take the money from your checking, borrow hard money and buy property at this point.My advise is to go thru the motions, find a mentor, get an internship, or some other avenue to learn as much as possible from experts.

The issue these days, unfortunately, is that usually their option is more like making a difference for unpaid internship with a stipend they can't live on or boring job that pays $15/hour or less to start.
