That means that a court could find that you have a binding contract, even without EMD.You can play hard ball and tell that agent that you're going to file a complaint with the state's Real Estate Commission and see if that gets you anywhere.If, as was said above, that agent was trying to wholesale your property (not sure how to prove that), he could be in violation of a tort known as "Fraud in the Inducement", meaning that he fraudulently caused you to enter into a contract that he had neither the intent nor the ability to complete.

Prices held up as sales are down due to low inventory levels (from government induced demand and now higher rates).It's not the absolute rate that matters, it's the % change in the rate, particularly when you factor in that inflation adjusted home prices more than doubled in the past 10+ years (after having little increase in the previous 40 years from 1970 to 2010).

You can re-finance a third-party loan and leave the debenture in place, but this is subject to SBA approval, and they generally don't allow cash-outs via third party refi.I would watch 504 developments as we go into the covid-induced recession.
