although keep in mind Florida residents can have all their assets in their spouses name and they are immune from attachment.. its one of the red flags that comes up dealing with folks .. be sure to google that..

I had loans on properties all over the mid west at 60 to 65% LTVs and took big losses as the values dropped and everyone of those was a rental.. tenants stopped paying it happens.. so don't think for a minute if we have a catastrophe like the GFC that rentals or cash flow is immune.. some areas it was many areas it was not.. that's a fact.

Louis, MO and while I don't own any properties nor have I flipped/renovated/rehabbed any homes (at least for profit, I have helped friends) I am INCREDIBLY passionate about REI and getting into the house flipping (I'd ABSOLUTELY LOVE to focus on historic homes).When I was 20 I was diagnosed with an auto-immune disease that I'll live with for the rest of my life.

And when you look back in a few years, does it really matter that it toke you a few weeks or even a few months longer, if your property worth $100s of thousands more and is a lot more immune to the economy's ups and downs.

Another nice benefit of this is that if your tenants feel like they are getting a good deal, and you haven't made the mistake of renting to a pile of muppets, they are far less likely (but not immune to) pulling moves.
