This city is just starting to expand with lot more newer builds coming soon and also closer to my primary home .

Safe revenue when I am up and running full STR in the Spring is 50k, but I think I can do closer to 75k and up with a few tweaks.

So i found a house that has tall ish grass and a broken/open window with no mailbox at the location and i was to buy this property for my first house to live in for a while then eventually sell.

I would say the majority of syndicators are closer to what you note: deal sourcing, marketing, capital raising, but they do not partner with local operators.

and the towns on highway 20  all the way to Neveda city Grass valley all within 2 hours of sf.North  maybe check out cabins in Russian river for STR purposes etc.
