Politically, if your non-profit is filling a need in providing homes for low and moderate income families and has done anything for the advancement of good will in the community, I doubt you'll find an attorney that would even represent a plantif against a non-profit.You can obtain funding through many different economic development programs from a municipal level all the way up to the national level.

It also allows us to give listing agents part of our commission as a bonus and/or goodwill gesture.

The HVAC contractors are often happy to haul them for the scrap value - might be something you can make a few bucks from (or you might want to let that go to the contractors for good will).

This is good will, good business practice, and good networking in my opinion.

Of course, there are non-financial considerations here as well:- Getting the loan will build goodwill with the bank- Youmight sleep better knowing you have cash reserves (or knowing you don't have a note)- Etc...

At first thought, the gesture of goodwill to leave things as they are sounded like a good idea.

If the renter will go along with your asks I would say do it to maintain the good will with a good tenant. 

They will look at your property and give you a rental price as a good will gesture.

If it is a franchise, you need to consider goodwill.
