Politically, if your non-profit is filling a need in providing homes for low and moderate income families and has done anything for the advancement of good will in the community, I doubt you'll find an attorney that would even represent a plantif against a non-profit.You can obtain funding through many different economic development programs from a municipal level all the way up to the national level.

The HVAC contractors are often happy to haul them for the scrap value - might be something you can make a few bucks from (or you might want to let that go to the contractors for good will).

Of course, there are non-financial considerations here as well:- Getting the loan will build goodwill with the bank- Youmight sleep better knowing you have cash reserves (or knowing you don't have a note)- Etc...
