I look forward to more quality investments and not having a rapid fire mindset that led to a spiral downwards going forward.

This is what people are selling now with all the FIRE hype.

They went a step beyond and put money into the backyard space with a nice fire pit, string lights,  mulch, and lots of landscaping, which gives an awesome look.   

Fire rating, mechanical equipment and materials often change and are more expensive.

If their performance drops, it requires much documentation, performance reviews, fix it plans, etc. etc. because if we fire them without heavy documentation, now we pay unemployment. 

I can only see the benefit of forming a self performing property management company if you believe you can be more effective on cost and service than the local 3rd property operators and even cost can be tricky to calculate because most focus on the management fee that's charged rather than the cost to put out fires when they do arise.

Chelan is nice but fires are a problem.
