How are your sourcing deals?

When you have no source of income, you need to be lean in terms of expenses because you don't know when the next paycheck is going to show up.  

In our market, there isn't much data outside of the census (I've checked Costar, CBRE, etc) do you know of any other sources i could use to back-up that the market is in need of housing?

I've been intrigued by the concept of buying small businesses a la Codie Sanchez, but it seemed so foreign to anything I'm familiar with I just focused on RE. 

The downside is they usually come with higher interest rates and shorter loan terms.Partnerships or Co-signers: If your husband or a trusted partner has U.S. legal status and credit history, they might be able to co-sign or help with financing.Cash Purchases: Since you have savings in Canada, you might consider using that for your first property, especially for a smaller rehab project.Foreign National Loans: Some lenders specialize in providing loans for foreign nationals.

You can find sources that have contracts for any given state, but you want to also know they are well vetted and up to date with recent changes in laws.

However my back end split is better.. since I sourced it ran it and had to front all costs to get to the profits and returns to investors are about what your talking about.

I'm stressing because I wasn't anticipating this and am not excited about the prospect of paying 2k more than I was expecting when my mortgage payments kick in next month.I'll be searching the forum for answers as well, but since I am kinda desperate at the moment, I thought I would go straight to the source for advice.
