And the orginal buyers not only paid the 100k for memberships but 100 to 300k for the lots on top of it.So in my mind those that buoght long ago for not much.. probably just want out of fixed debt those that paid top of market within 6 months of the buidling failure and new rules coming in are going to take a bath..

Took them two days to fix and meanwhile I had to manually filter.

After the purchase I use the money parter's money to fix up the property and I get rehab draws from the hard money lender to reimburse the money used for rehab.  

When i press on the cracked areas, it does not appear soft or wet.I plan to fix it, but I worry it may reappear in months.

I have done a couple of fix and flips.

But if you had access to 100% financing for a fix/flip, would you be at "that point"?

If I want to do buy and hold rental first or a BRRRR or Fix and Flip?

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

As for ARV, you’ll want to look at recent sales of similar homes after they’ve been fixed up.
