What are YOUR top priorities as an investor?

If you meet the bank's other requirements, then SBA will come in with 35-40% on top of the bank's 50% to lower the down payment to 10-15% (depending on property type).In our case, the previous owners had run the place as a part-time hobby, so the historical P&L's looked like crap. 

In 2013 I renovated the top floor the rent was 1050 before and 2700 after.  

On top of that, depending on the severity of the structural issues, you will also likely run into problems getting insurance on the property or wind up needing to purchase very expensive insurance. 

If they are a small bank and have say $1.5mm limit does that fit you for a while?  

A good PM can refer you to top sales agents in the market, they can tell you what type of rentals are in demand, they can tell you which areas are best for investments, and they can cross-check what the sales agent tells you about specific properties.Remember: cheaper doesn't mean you'll make more money.Start by going to www.narpm.org to search their directory of managers.

It's a market that fits a lot of out state buyer's buy box due to the price-to-rent ratio, but investing out of state is not easy.

I think that 1031 investors are savvy investors who recognize that it's not very realistic to think that you should be able to sell your property for top dollar and buy your replacement property from the bargain bin.
