Finish the project and rent the SFR ( Now Has an ARV 300-325k)  DO A CASH OUT REFINANCE ---- > Take out 80% of equity and lower debt service if the interest rate is lower RENT WILL PAY FOR THE DEBT SERVICE >>> and 💰 cash flow $$USE THE CASH OUT( 90k in this example ) to buy the NEXT PROPERTY> My markets support this all day long.. plus STR ... thats a great investment too especially with only 10% Down on a Second home

Slowly build out a repeatable process...if you continue to change things (as in different types of properties, different levels of renovation, different finish material, different neighborhoods, etc.) you create more variables and make it harder to solve to the problem.I am a math guy and less unknowns/variables you have the easier the problem will be to solve.
