It's all great advice above, but I wanted to add a recommendation that I don't see as often: don't go cheap on your washer and dryer.Nobody wants to work 12+ hours and then go home and fight a tiny washer and a slow dryer.

It has been my experience that investors want to know credibility, capability and expertise before they invest with their hard earned capital. 

I don't think you'll find a wifi-capable lock any time soon that doesn't come with a monthly fee.  

So I don't have an insurance company to fight for.

Keep it trim, let her out and find a new tenant capable of paying.Truth is money is tight for a lot of folks and we'll see rental flat line or decrease cause not many can pay these rates anymore.

It's like trying to keep 13-year old brothers & sisters from fighting as they try to assert & explore their individuality & freedoms.

Luckily I have that capability.
