hey nick, im Vincent im also an investor here in town. im working on my core 4. i have a good contractor who is talented and does great work. i'm trying to work on a handyman for when i dont need someone with a licence. im still looking for an agent,  and lender.

I keep a list of wholesalers that I email when i have a client looking to buy and investment property.Why not just get your real estate licence and you can easily do both ?

In some states this can be considered practicing real estate without a licence, which may also be illegal.The best wholesalers are capitalized enough, so that if they have to purchase a property they can do it.

@Joshua StrattonThe fact that you are a licenced realtor elbeit a non practicing, one could argue you were practicing real estate and are being paid a commission.

Foundation problems should be evaluated by a licenced Structural Engineer/Specialist. 

@Munir Hassan No Banks do not do appraisals, They hire licenced appraisers, which is an arcane , in exact science, practiced by those who failed to get into Hogwarts on a scholarship and are too enjoy mind numbing puzzles and sudoku.. keep increasing the radius of you search until you have found 3 comps.Personally I would treat it as a sfh and get local comps.

Definitely do the licence.
