I started the process of a portfolio loan with Corevest and ALMOST closed with them, but due to me being a foreign (non-US) national, they were demanding a lot of things like cashflow management (all rent goes to them first, I had to ask for draws to pay for repairs), they wanted monthly reporting, and they wanted me ask my property managers to sign away their right to be paid management fee first (basically Corevest wanted to be paid before everyone else).

Sure, there are some oddball exceptions for religious objections or foreign diplomats, but I'm not aware of a Federal law that says you are required to rent to someone without a SSN.

I relied totally on JWB & Horizon to guide me thru the process, but as I'm getting closer to closing the deal, I'm getting cold feet realizing that I should have done all of my homework myself. what if it's a mistake and certainly don't want any legal issues. do I need to register my LLC in FL as a foreign entity doing business there since it'll be collecting rents?

I don't know that they have a specific real estate focus, but from my experience they are good with the foreign-earned income or foreign tax credit stuff (as should be most CPAs?).
