It's doesn't really sound like you are much into being landlords so doing a 1031 might just change from "annoying when things come up" to full fledged head aches when you buy more and or larger properties in your current market.

Lots has changed over the years.Managing it yourself from a distance can be done, but it will require your team to be built and for you to have back up strategies if guests need attention and you're unavailable.

This allows entry without a key, and allows me to change the lock as needed if I don't want someone in there.As an agent, I provide contacts to my clients who will do these things, and occasionally I will do favors for past clients who need someone to open the door or quickly supervise an appointment; of course not all agents will do this or for free.

Amd in order for it to work, the seller, wholesaler, and the title company need to all be on board with it and an addendum to the contract outlining the change in price needs to be created and signed.
