My HELOC is with US Bank and they offered me the option to go fixed at 6.5% for the next 20 years which is clearly not enticing so I'm hunting for good, cheap investment loans.The property is titled in my wife and I's family trust, but we would like to move it into an LLC for asset protection.

Just as an FYI I base the rental estimate on having lived in that exact area for a long time, checking rental rates on Craigslist, I got in touch with a real estate investor named August in that area who owns over 350 buildings and he thought my estimate would be low enough to entice tenants.

Often times a wholesaler has to find someone willing to sell their home well below market value because they have to entice a investor to buy it bellow market value themselves to put money into it and sell for a profit.

He hasn’t put a price on it but I can’t imagine it being more that 180-200kI want to offer a decent down payment to entice him in at about 15-20k, but as far as the interest rates, balloon payment, and amortization schedule I’m not so sure.
